Nadim
Owner and builder
Established 2017
Hilltop Custom Builders was founded in Dallas in 2017 by Nadim, who still runs the firm and still walks the jobs. That is the whole structure: the person who signs the contract is the person who answers the phone when a stone delivery is late, and the person who decides what gets torn out and done again.
What has not changed since then is how the work is run. Every project gets a superintendent who is actually on site, because the alternative is one person covering four jobs and a client who finds out about a problem in the monthly report rather than the day it happens. A custom house is two years of decisions. Most of them are small, and almost all of them are easier to get right in person.
We work in Highland Park, Preston Hollow and University Park, where most projects are renovations of houses worth keeping, and in Frisco, Prosper and Southlake, where most are new. Both call for the same thing: drawings that have been priced, a schedule that has been tested against the trades, and somebody on site who can answer a question without making a phone call.
The work has also taken us beyond North Texas, to Austin, Houston, Midland and Lincoln Park in Chicago.
Design-build
Design and construction sit under a single agreement, which means the drawings are priced as they are drawn and the budget is a live number rather than a surprise at bid. When a detail cannot be built for what it was estimated at, you hear it in the design meeting — not four months later, from a subcontractor. It also removes the argument that costs clients the most time: whose responsibility a problem is.

The owner is on the contract and on the site. You are not handed to an account manager after signing.
Every design change is costed before it is approved, so the budget moves in daylight rather than at bid.
The program is written down, shared, and updated weekly. When a date moves, you are told what moved it.
We return at eleven months to correct whatever the first year of living in the house has revealed.
